Who We Are

Small Firm, Whole-House Capability

We started on the tools and never really left them. Two decades of London terraces, Victorian conversions and post-war semis have taught us what a building will and will not allow, which is why our quotes tend to survive contact with the job.

We only work on residential projects. That keeps the team small enough that you deal with one point of contact, and experienced enough that structural work, first fix and finishing are all handled in-house rather than passed down a chain of subcontractors.

You will find us quoting a £6,000 bathroom renovation and a £250,000 whole-house refurbishment in the same week. Both get the same drawings, the same written quotation and the same standard of finish for the specification agreed.

How a Project Runs, Step by Step

Six stages, each with something in writing at the end of it, so you always know what happens next.

Free Site Visit

We walk the property with you, discuss what you want and explain what the structure, the drains and the planning rules will actually allow. Usually 45 minutes.

Fixed Written Quotation =

An itemised quotation covering labour, materials and trades, with anything provisional clearly marked as provisional. No vague allowances that quietly grow at week six.

Drawings and Consents

Structural calculations, planning or permitted development applications, building control notices and party wall agreements with your neighbours, we check all are in place. We can offer guidance with regards to these too

Programme and Start Date

A written programme showing each trade, the sequence and the dates. You know which week the steels go in and which week the plasterer arrives.

Build

One team on site with a named contact, a weekly written update with photographs, dust sheeting and daily clean-down. If you are living in the house, we work around that.

Sign-off, Snagging and Guarantee

Building control final certificate, a snag list walked with you and worked through, then a written guarantee on our workmanship with manufacturer warranties passed on.

One Team, One Contract

Electricians, plumbers, plasterers and joiners all sit under our contract, so coordination problems are ours to solve, not yours.

Certified and Insured

Public liability insurance, NICEIC Certified Employees, Gas Safe work by a registered engineer, and every structural job signed off by building control.

Clean Sites

Dust barriers on renovation work, floors protected, skips managed and a sweep at the end of every day. You still have to live there.

Written Updates

A short weekly note with photographs, what was done, what is next, and anything that needs a decision from you.

Guaranteed Workmanship

Our labour is guaranteed in writing. If something we built moves, cracks or leaks, we come back and put it right.
